1. DOJ reaches proposed settlement with Greystar
The Justice Department has reached a proposed settlement with Greystar, the nation’s largest apartment operator, resolving allegations it engaged in algorithm-driven rent price collusion.
Federal regulators allege Greystar used third-party pricing software to coordinate rents with competitors, driving up prices across multiple markets.
The deal, pending court approval, would require Greystar to end these practices, undergo ongoing monitoring, and provide monetary relief to affected renters. If approved, it could mark one of the most significant antitrust actions in the multifamily sector in decades.
2. Austin among cities with fastest-falling new-home prices
According to Realtor.com, the median list price for a newly built home in the Q2 of 2025 was $450,797 — up 0.7% from the previous quarter, flat year over year, down 1.4% from Q2 2023, and down 2.6% from Q2 2022.
Austin ranks among the markets with the fastest-falling new-home prices. Here are the top five metros.

4. Wealthiest suburbs in Texas
West University Place near Houston is the wealthiest suburb in Texas, with an average annual income of $409,677 per household, according to a recent real estate analysis by GOBankingRates.
Dallas-Forth Worth suburbs University Park and Southlake ranked second and third, respectively, both with average household incomes around $380,000.
Houston and Dallas-Fort Worth suburbs dominate the top 20 list, with Austin being the only other metropolitan area included, adding three suburbs to the rankings.
5. Homie tries to revive antitrust case against NAR
Homie has appealed to the Tenth Circuit Court of Appeals, challenging a Utah judge’s decision to dismiss its claims against NAR and several brokerages with prejudice — a ruling that bars the company from refiling the case.
Once known for its flat-fee MLS listings, Homie alleged that NAR and major brokerages engaged in anticompetitive practices that hurt its business. The company claimed brokers and agents boycotted its listings because its sellers often offered lower buyer-agent commissions than traditional brokers.
The lawsuit targeted several NAR policies, including the Clear Cooperation Policy, but Judge Dale Kimball ruled the claims were time-barred and failed to demonstrate a valid antitrust injury.
“NAR will continue to facilitate local real estate marketplaces that provide fair and equal access to property information, foster competition, and empower NAR members to serve clients on their homebuying and selling journeys. We will continue to make our case on appeal.”
