Foreclosures rise 21% in first half of 2026

1. Foreclosures rise 21% in first half of 2026
Foreclosure activity kept climbing in the first half of 2026, with 227,548 properties entering the process, up 21% year over year, according to ATTOM.
Nationwide, one in every 632 housing units had a filing. Foreclosure starts rose 18% to 164,566 properties, and bank repossessions (REOs) jumped 33% to 27,983.
Texas led the nation in foreclosure starts (20,739) and REOs (3,322), and ranked 12th for foreclosure rate, one in every 551 housing units, or 22,000 filings total.
Properties took an average of 563 days to complete foreclosure, down 13% from a year earlier and the shortest timeline since 2013. Texas was fastest in the country, at just 155 days.
2. Compass files ethics complaints against Zillow
Compass has filed Code of Ethics complaints against Zillow across 26 states, 55 MLSs, and 30 Realtor associations, alleging the company misleads consumers by withholding certain publicly marketed listings.
Compass claims Zillow's Listing Access Standards policy labels some active listings as "not for sale," or blocks them from the platform entirely, if they were publicly marketed before being submitted through an IDX or VOW feed. Zillow has not commented on the complaints.
The filings come days after the National Association of Realtors issued guidance stating that all active MLS listings should be available through a VOW data feed β a move that supports cooperation, fair housing, and transparency, and runs counter to Zillow's policy.

4. Home sellers outnumber buyers by nearly 50%
Home sellers outnumbered buyers by 48.5% in June, with an estimated 1.5 million sellers to 1 million buyers, according to Redfin.
Active listings hit their highest level since 2020. The gap changed little from May and continues to give buyers more negotiating leverage in many markets.
Five Texas metros ranked among the nation's strongest buyer's markets:
Houston: 124% more sellers than buyers
San Antonio: 117%
Austin: 101%
Dallas: 96%
Fort Worth: 66%

5. Greystar accused of violating fair housing laws
Housing Rights Initiative (HRI) has filed 114 administrative complaints against Greystar, alleging the apartment giant refused to accept Housing Choice Vouchers (Section 8) at properties across six states and Washington, D.C.
The complaints stem from undercover calls conducted since October 2025, in which investigators posing as renters said leasing staff rejected vouchers, added extra conditions for voucher holders, or excluded that assistance from income calculations. The allegations point to potential violations of state and local source-of-income discrimination laws.
Greystar, which manages more than 1.1 million apartments nationwide, said it remains committed to fair housing practices and expects employees to comply with all applicable laws. No enforcement actions have been announced, and the complaints remain under review.
