1. Half of homes have sat on the market for over two months

According to a Redfin report, more than half (52.2%) of February’s home listings were on the market for at least 60 days without going under contract nationwide, up from 50.1% a year earlier and the highest share since 2019.

In dollar terms, there’s $347 billion worth of stale listings in the U.S., more than ever for this time of year.

In Texas, the highest share of stale listings was in San Antonio (58.3%), though Houston had the largest total dollar value of stale inventory.

2. Texas suburbs lead in population growth

For the third year in a row, Texas added more new residents than any other state, according to Census Bureau estimates released Thursday.

Between July 1, 2024, and July 1, 2025, the state’s population grew by 391,243—a 1.2% increase—bringing the total to over 31 million.

Waller County ranked as the nation’s second-fastest-growing county, while Kaufman, Liberty, and Caldwell counties all made the top 10. Harris and Collin counties led in new residents, and Houston and Dallas–Fort Worth ranked first and second among metro areas nationwide.

4. Realtor.com launches ChatGPT app for home search planning

Realtor.com is joining Redfin and Zillow in launching its own app integration with OpenAI’s ChatGPT. The company announced the launch on Tuesday.

Realtor.com said all listings displayed in the ChatGPT app will remain fully secure, and MLS data will not be used to train ChatGPT’s model.

Users can engage conversationally within the app to set budget parameters based on their savings and income. The app also allows users to compare and narrow down specific geographic areas based on factors like commute times, lifestyle amenities, and school zone boundaries.

ā€œWe worked directly with MLSs and associations to get the protections right. Our app in ChatGPT includes a strict prohibition on using MLS data to train AI models,ā€ Mickey Neuberger, Realtor.com’s chiefs consumer and marketing officer said. ā€œThe app only shows a limited preview: a small set of images, price and key facts with clear MLS attribution and routes consumers back to Realtor.com for full listing details and to connect with an agent.ā€

5. CoStar claims Zillow is still using over 50K copyrighted photos

CoStar announced that it has filed an amended complaint in its ongoing lawsuit against Zillow, alleging continued copyright infringement of its photographs.

According to the updated filing, Zillow has unlawfully used more than 50,000 of CoStar’s proprietary images across its sites, even including the CoStar watermark on some postings. The complaint also alleges that Zillow reposted images it had previously claimed to remove, even after being put on notice.

Zillow filed a motion to dismiss the case in February, arguing at the time that ā€œthis dispute would have been resolved before it was filedā€ if CoStar had issued a takedown notice.
