1. Housing supply hits 6-year high
Housing supply hit a six-year high in August, as new listings rose 2.6% from July and 4.3% year over year, according to a Redfin report.
Other key takeaways:
Total homes for sale climbed 3.9% month over month, while pending sales were essentially flat at 0.1% from a month earlier in August.
Texas remains one of the nation's most buyer-friendly markets. 82.3% of Austin homes, San Antonio (82.1%), Dallas (79%) and Houston (77.4%) sold below their original asking price in August.
Median sale prices also fell 6.3% in Austin, 2.6% in Fort Worth, and 1.5% in Houston among Texas metros.
Nationally, 59.5% of homes sold below their original list price in August, while the median sale price rose 2.2% year over year to $398,596.
2. Houston and Dallas draw more out-of-town renters
A new Zillow analysis of rental listing page views found that out-of-town interest is growing fastest in Houston among Texas metros — an early signal of where relocation demand may be heading next.
Houston's out-of-town rental search share climbed 3.4 percentage points year over year to 35.2%, the third-largest increase nationally, while Dallas rose 3 percentage points to rank fifth.
Austin and San Antonio showed the tightest cross-market relationship: San Antonio renters made up 5.7% of Austin's out-of-town page views, while Austin renters accounted for 5.3% of San Antonio's.

4. Home prices continued to rise in Q2 2026
Home prices rose 2.1% year over year in Q2 2026, slightly faster than the 1.9% gain in Q1, according to a Federal Housing Finance Agency report. Prices increased in 47 states and Washington, D.C., underscoring continued growth despite years of housing-crash predictions.
Texas was among the slower-growing states, with prices up just 0.5% annually. But local markets told very different stories: El Paso ranked fifth among the nation's 100 largest metros, with prices rising 6.5%, while San Antonio-New Braunfels posted a 3.0% decline, ranking near the bottom nationally.

5. Texas renters could share in $359.9M settlement
Texas renters could be eligible for a share of a proposed $359.9 million settlement tied to allegations that RealPage and property owners used rental-pricing software to coordinate rents and drive prices higher.
Several New Braunfels apartment communities appear on the official settlement property list, including Lakeview Villas, Tacara Gruene, Tacara Westpointe Village, Gateway to Gruene and Braunfels Place Apartments.
Renters who lived at qualifying properties between Oct. 18, 2018, and Nov. 21, 2025, could be eligible, even if they no longer live there.
There is no set payout amount yet. If approved, payments will depend on the number of valid claims and the final settlement terms. Eligible renters have until Jan. 29, 2027, to file a claim and may need records to verify their tenancy and payments.
