1. Dream Finders, Beazer merger creates nation’s sixth-largest homebuilder

Dream Finders Homes will acquire Beazer Homes USA in a deal valued at about $2.2 billion, creating the nation’s sixth-largest homebuilder. Dream Finders will pay $33.50 per share for Beazer, with the transaction expected to close by year-end.

The combined company will operate across 26 markets and roughly 520 active communities, with a presence in half of the nation’s 50 largest metros.

The deal follows several months of negotiations, with Dream Finders raising its offer from $25.75 per share in May to $32 in July before the two sides reached a $33.50-per-share agreement.

"This combination is the next meaningful step in our journey to become a top five national homebuilder, expanding our geographic reach, broadening the range of buyers we can serve, and strengthening the integrated services we offer families from contract to close," Dream Finders CEO Patrick Zalupski said.

2. International buyers are flocking to Texas

International buyers purchased 7,780 Texas homes from April 2025 through March 2026, up from roughly 7,500 a year earlier, according to a Texas Realtors report.

Texas ranked third nationally for international home purchases, behind Florida and California, with foreign buyers spending nearly $4 billion on Texas homes.

The median purchase price fell to $375,000 from $420,800 a year earlier but remained above the $333,600 median price for Texas homes overall.

Mexico accounted for 35% of international buyers, followed by India at 14% and China at 9%. Buyers from Nigeria and the United Kingdom each accounted for 5%.

4. Home flipping profits rise, but remain below last year

Home flipping returns improved in the first quarter, with the typical gross ROI rising to 25.4%, up from 24.7% in the previous quarter but below 29.6% a year earlier, according to ATTOM's flipping report.

Flippers completed 64,348 single-family homes and condos, accounting for 8% of all home sales during the quarter. Typical gross profit also increased to $66,000 from $64,300 in the previous quarter, though it remained below $74,172 a year earlier.

Homes purchased for $100,000 to $200,000 generated a typical 32% gross ROI, while properties purchased for less than $50,000 averaged a 14% loss.

5. Home sales surged 7% in July

Home sales rose 7% year over year in July, the strongest annual gain of 2026. But the rebound may already be losing momentum — newly pending sales, a leading indicator of future closings, were up just 0.3% from a year ago and fell 7.7% from June, according to Zillow's market update.

Here’s what else on the report:

  • Nationally, the typical home value reached $371,757, up 1.1% year over year.

  • Active inventory rose 1.5%, and new listings increased 3.1%, extending the supply-growth streak to 32 months.

  • Homes also took a median 25 days to go pending — five days longer than a year ago — while rents rose 2.3% to $1,962.

  • Nearly 40% of rental listings offered concessions.
